Residencial El Raso is located in El Raso, a residential area of Guardamar del Segura between Guardamar and Rojales. The developer is building a gated complex of 108 homes with a tourist rental licence here. Delivery is planned for March 2027.

The development

The complex consists of apartments and penthouses with 2 or 3 bedrooms and 2 bathrooms. There are views over green areas and the Laguna de La Mata. Every home is delivered fully furnished and ready to move in, including furniture, lighting, appliances and finished bathrooms. Ground-floor homes have a private garden. First-floor units have a terrace, second-floor units a terrace with private solarium. All homes come with a tourist rental licence. Owners can use the property themselves for up to 4 months a year. They can rent it out the rest of the year through a rental company.

The homes are not yet key-ready. Delivery is expected in March 2027. Six units are currently available, priced between 222,000 and 252,000 euros.

A new-build apartment usually comes with a communal pool, a lift and a parking space or storage room. The owners share a monthly fee for the upkeep of the common areas.

You buy off plan here: the home is built after you sign the purchase contract. In Spain the builder must cover your stage payments during construction with a bank guarantee or insurance. Completion follows the municipal occupancy licence.

These homes have a tourist rental licence. The licence is meant for short-term letting and is increasingly hard to obtain in the Valencia region. You may also live there permanently yourself; the licence is an option, not an obligation.
