Villas Viñedos de Pinoso

Villas Viñedos de Pinoso is located on Camino del Prado, inland from Pinoso, Alicante province. The developer is building custom villas here on spacious rustic plots from 10,000 m². Delivery is planned for May 2027.

The development

Buyers choose between villas with traditional Spanish accents or a modern, bright and clean finish. Several legal rustic building plots are available, some within walking distance of the town, others fully private, with the most popular plots a 5 to 10-minute drive from a town. All plots have views. Mains water and electricity are included in the price, and fast internet is available.

Every home comes with a stamped concrete terrace around the pool (colour and pattern of choice) and around the house, a gated entrance, 3,000 m² of fencing, pre-installed air conditioning, a standard kitchen, a security door, German tilt-and-turn windows (or sliding windows on request), a built-in fireplace with chimney, pre-installation for TV and internet, a gravel driveway with a gravel strip a few metres wide around the house, and a septic tank. The bathrooms have a shower column, a shower tray or bath, vanity units (in various colours to choose from) with sinks, taps and mirrors, and a wide choice of wall tiles. There is a wide choice of ceramic floor tiles, in various colours and with a wood effect. The kitchen has cabinets with standard doors and handles, a stainless steel sink and tap, and pre-installation for an oven, dishwasher and extractor hood.

Various granite worktops are included, with other stone worktops available at extra cost. White goods are not included. A marble staircase (cream, white or grey) and railings are included, also for the front porch, with a large fixed glass window by the staircase for extra light. Buyers choose their own pool tiles and staircase design, and the granite for the exterior steps and window sills. The home can be customised to suit: most internal changes are free of charge, the homes can be extended, and a custom design is possible. A larger pool, a single or double garage, or a guest house are available at extra cost.

The surroundings

Pinoso lies inland in the province of Alicante, in a wine region known for the Monastrell grape and a salt mountain that has been mined for centuries. The town has about 8,000 inhabitants, its own schools, a medical centre and a weekly market. The landscape is vineyards, almond trees and pine forest. The Costa Blanca coast is about an hour's drive away. The regional hospital is in Elda, about 25 km away. Alicante airport is about 60 km away.

Pinoso, also known as El Pinós, takes its name from the pine trees on the mountain ranges around the town, close to the border between Alicante and Murcia. Life here is rural: no traffic lights and almost no traffic, and the busiest moments come when tractors take the grapes to the bodega. The fields around the town are planted with vines, almond and olive trees. In February the almond trees turn pink.

Pinoso has bars, restaurants and shops, a 24-hour medical centre, dentists, two primary schools, a secondary school and a theatre. The sports centre has outdoor swimming pools, tennis courts, football pitches, a gym and a library, and there is a picnic area among the pine trees with barbecues, seating and running water.

The homes are not yet key-ready. Delivery is expected in May 2027. Twelve units are currently available, priced between 332,000 and 611,000 euros. The price includes a plot up to 30,000 euros; if the chosen plot costs more, the buyer pays the difference.

A detached new-build villa in this area usually comes with a private pool, pre-installation for air conditioning and an aerothermal hot-water system. The buyer often chooses the kitchen and bathroom finishes from the builder's range.

You buy off plan here: the home is built after you sign the purchase contract. In Spain the builder must cover your stage payments during construction with a bank guarantee or insurance. Completion follows the municipal occupancy licence.
